Planning permission on swimming pools

One of the most common questions we get asked is: “Do I need planning permission for a swimming pool?”

planning-permission-swimmingpoolThinking of taking the plunge but wary of sinking in red tape as to whether planning permission is required for the swimming pool or hot tub that you would like …..?

Please take the opportunity to let us provide a seamless service, which addresses all potential planning issues that may arise prior to your swimming pool development commencing.

We work closely with a Planning Group who work nationwide on all aspects of planning, and who have experienced staff with knowledge both from the Local Planning side and from an external perspective – giving your new pool the greatest change of being approved.

Specialising in swimming pools means we are used to the pitfalls associated with gaining planning for them, and have a template procedure to overcome these. Taking into account areas of outstanding natural beauty and listed buildings, we can assist in all types of permission including certificates of lawful development.

If planning permission is required, completed applications including drawings can be prepared and any application will be accompanied by an appropriate planning statement addressing issues that may arise during the applications consideration. If the Council should refuse a formal application for your swimming pool, then an appeal would be instigated accordingly to the Planning Inspectorate.

Often formal planning approval is not actually required for a swimming pool; however, it is important that the necessary paperwork is obtained from the Council confirming that this is the case.

Issues arise from not having paperwork if objections are received to the development from third parties once work has commenced, or if you require written confirmation that all is in order when selling the property.

The procedure for this course of action is an application for a Certificate of Proposed Lawful Development, which is half the price of the statutory planning application fee to the Council and should be considered quicker than a normal application.

However, each Authority deals with these types of applications in different ways, and speed of decision cannot be guaranteed.
