One of the most common questions we get asked is: “Do I need planning permission for a swimming pool?”

Because our specialism is in swimming pools we are used to the pitfalls associated with gaining planning for them and have a template procedure to overcome these. Taking into account areas of outstanding natural beauty and listed buildings we can assist in all types of permission including certificates of lawful development.

If planning permission is required, completed applications including drawings can be prepared and any application will be accompanied by an appropriate planning statement addressing issues that may arise during the applications consideration.  If the Council should refuse a formal application for your swimming pool, then an appeal would be instigated accordingly to the Planning Inspectorate.

Often formal planning approval is not actually required for a swimming pool; however, it is important that the necessary paperwork is obtained from the Council confirming that this is the case.

Issues arise from not having paperwork if objections are received to the development from third parties once work has commenced, or if you require written confirmation that all is in order when selling the property.

The procedure for this course of action is an application for a Certificate of Proposed Lawful Development, which is half the price of the statutory planning application fee to the Council and should be considered quicker than a normal application.

However each Authority deals with these types of applications in different ways, and speed of decision cannot be guaranteed.
